WHAT EVERY "FOR SALE BY OWNER" NEEDS TO KNOW

1) Buyers who come to your home know you do not have a realtor and automatically take 6% off of their offer. Buyers looking at homes that are For Sale By Owner are seeking a deal.

2) Most Buyers are not qualified that come through your home. They are wasting your time and are often just curious. We as agents will not show your home to any one who is not financially able to make an offer on your home.

3) Negotiating price, concessions and other matters may not be easy unless you're experienced. The agent as the "professional go-between" is in a far better position to keep a good deal together for the sale of your home; direct negotiation between the buyer and seller can be awkward for both parties. It's hard to negotiate for yourself without feeling 'cheap' or 'mean'. Buyers hesitate to voice their concerns in an effort to protect their position. Using a professional Real Estate agent makes the process smoother and gentler on everyone concerned.

4) Buyers often times do not want to mention objections they have to you, as the owner, therefore, you are unaware of the fact they are interested but also have some concerns. We, the Real Estate Agent, care and handle the concerns avoiding conflict. The interested party is more apt to want to write up an offer. Buyers love to open closets, drawers, pantries etc. When the owner is present they feel uncomfortable doing this. When an Agent is present and the homeowner is not close by, buyers feel they can "inspect" everything. This can make a difference and possibly an offer.

5) Do you know how to truly justify your price? A good agent will know the market in your area, with a C.M.A (comparable market analysis) which includes square feet, beds, bath, interior and exterior quality, how much is finished, neighborhood curb appeal etc.

6) Being available to show your home at any time is very important. If you're both at work or one runs to the store, you may have missed a buyer. If your home could be keyboxed, you will never miss a showing with an agent (after we have called you of course, to let you know).

7) When there is an urgency to sell, exposure, good marketing, and networking are very important. Many times a sale will fall through when a seller tries himself. The home often times, becomes vacant, there is a possibility of incurring dual house payments, and stress levels are very high. Time is of the essence - let us get your home on the market and get it sold.

8) Advertising exposure is the key to getting Buyers into your home. More buyers are going to the available web sites like realtor.com, utahrealestate.com, prudentialutah.com, and many others to preview homes. Serious Buyers have an agent, they either have their agent pulling up listings or search themselves and have their agent make the appointments.

9) Usually the homeowner will have many advertising expenses to sell their home. The offers that come in are often very low and sometimes accepted just to sell the home. More often than not, our commissions are less than your expenses and price reductions combined.

10) There are so many homes on the market now that every skill is needed to sell your home. How to show your home with all the techniques is very important. In August, existing homes sales declined 3.8% from the year before, while houses on the market increased 4.8%.*

11) The "For Sale By Owner" sign in the yard is an invitation to anyone to see your home. It has happened that undesirable strangers have come in while the wife is at home alone. It is always safer to have an agent with a buyer.

12) Some buyers may drive by the "For Sale By Owner", but not be motivated to see the inside. They are uncomfortable with bothering the seller. With the extra pictures, great remarks on the M.L.S, flyers, and the listing of your home on multiple websites, we will make the Buyer want to see the inside of your home!

13) We can protect you from the ever-changing laws that are implemented by the government (i.e. mold, radon gas, etc).

14) THE FACT IS THAT LESS THAN 1% OF "FOR SALE BY OWNER" SELL ON THEIR OWN.
